Canalside - In Construction and Future Development Projects
Heritage Point – Coming 2027
Sinatra & Company Real Estate was named the designated developer for its “Heritage Point” project, a 104,000-square-foot, two-building development on the remaining portion of the South Aud Block. This private development will include towpath/street level restaurants and shops, office space and 64 residential units. ECHDC contributed $2 million in funding to the sitework capital improvements, including the Prime Slip, Lloyd Street and Canal Street, which will remain publicly accessible. The state is also providing a $2 million Better Buffalo Fund loan and an additional $6 million loan toward construction.
North Aud Block Private Development – Coming 2028
The ECHDC Board has selected Pennrose NY Developer LLC as the preferred developer of the North Aud Block. Pennrose plans envision a transformation of the nearly 2-acre parcel for a mix of commercial, retail, and residential uses that would reflect portions of the original 19th century street grid while also adapting and incorporating 21st century infrastructure and amenities. The project calls for a 354,000-square-foot building with 256 residential units, 144 parking stalls, and 50,000 square feet of commercial retail space. A total of 50% of the units will be for affordable housing, 30% for workforce housing, and 20% will be market- rate units (no income restrictions). The state is contributing $10 million to support this estimated $190 million project.
